A commercial entrance being cleaned at the end of the day

Cleaning Services

Post-construction cleans, pressure washing and interior cleaning — for commercial and residential properties across Metro Vancouver and the Fraser Valley.

A build is not finished when the trades leave. There is drywall dust on every ledge, stickers on the glass, compound on the floors and paint flecks on the fixtures — and somebody has to take all of it out before anyone can move in. That is the work we do.

Leo Painting handles three kinds of cleaning: the post-construction clean that gets a finished build ready to hand over, pressure washing that takes years of Lower Mainland weather off the outside of a building, and interior cleaning for commercial and residential spaces. Same crew standards as our painting: we turn up when we said, we protect what we are not cleaning, and we walk it with you at the end.

What we clean

  • Post-construction & post-renovation — construction dust, debris, adhesive and label residue, paint and compound spots, fixtures, vents, inside cupboards, and a final detail so the space is ready to hand over.
  • Pressure washing — siding, stucco, brick and concrete; driveways, walkways, patios, decks and fences. The right pressure for the surface, so it comes clean without being damaged.
  • Interior cleaning — offices, retail units, strata common areas, and homes. Floors, glass, kitchens and washrooms, and the high and low places that usually get skipped.
  • Before a paint job, or after one — degreasing and washing down surfaces so coatings actually bond, and clearing up properly once the painting is done.
  • Move-in and move-out — an empty place taken back to a state someone would be happy to take the keys to.

What we don't do

We don't take on ongoing janitorial contracts — nightly office cleaning, recurring washroom rounds, that kind of thing. We are a project crew: we come in, do a defined job properly, and hand it back. If you need a daily janitorial service, say so and we will tell you straight rather than take the work and do it badly.

How we work

1

Walk the space

We look at what is actually there — or at your photos — and put the scope in writing before anyone quotes a number.

2

Protect, then clean

Finished surfaces get covered. Dust comes out top-down so it is not resettling on what we have already done.

3

Detail

Glass, tracks, edges, fixtures and the corners everyone else leaves. This is the part that makes a clean look finished.

4

Walk it with you

We go round it together before we call it done, and we put right anything you are not happy with.

Why it matters on a build

Construction dust is not ordinary dust. It is fine, it is abrasive, and it gets into tracks, vents and soft finishes — and if it is still there when the client walks in, it is the only thing they will notice. A proper post-construction clean is what turns a finished build into a finished job. It is the same argument we make about prep before paint: the part nobody sees is the part that decides how the whole thing reads.
